Step-by-step Process

STEP 1: CONSULTATION
During this step, we will hear from you about what kind of properties you want to purchase, ranging from price, location, limitations (like pet-friendliness), and etc. You can check some properties in our database (link below), or ask us to recommend some.
We will also take you to see the properties you are interested in to ensure that the properties is according to your preferences.

STEP 2: APPLICATION
After finding the properties you want to purchase, you can apply for purchase for that particular property, our staff will then coordinate the transaction between you and the seller.

STEP 3: SIGN CONTRACT
Once the transaction conditions have been agreed upon by both seller and buyer, the real estate agent will then explain important details related to the contract, ranging from property rights, limitations, and other transaction-related agreements. Below are some important things you need to consider:
- Down Payment (tefuukin, 手付金): There will be usually 10% down payment required to start the purchase. You need to know that this down payment money may not be refunded in case of cancellation.
- Broker fee (chukaitesuuryou, 仲介手数料): For real-estate purchase, the broker fee ranges from 3% to 5% depending on the property value. Here is the common calculation for agency fee based on property value:
- less than 2 million yen: (5% property value + 60,000 yen) + 10% tax
- 2 million ~ 4 million yen: (4% property value + 60,000 yen) + 10% tax
- more than 4 million yen: (3% property value + 60,000 yen) + 10% tax
- Needed documents Below are some additional paperworks needed to complete the purchase. Please confirm with your agent regarding some other additional paperworks you may need:
- Seal/ signature
- Passport
- Notary Letter (Kosho Yakuba, 公証役場)
- Affidavit (sensei kyojutsusho, 宣誓供述書)
